Don’t try to force the door open. A garage door with a broken torsion spring weighs 150 to 400 pounds with nothing holding it up. Pull the red emergency release cord, leave the door down, and call a technician. If the door is already partly open, keep everybody out from under it until someone can secure it.
You’ll usually know it’s the spring because you heard a loud bang from the garage — people describe it like a gunshot — and now the opener strains, hums, or lifts the door a few inches and quits. If it’s a cheap fix, we’ll tell you
Plenty of what we get called for isn’t a repair at all. A door that stops halfway and reverses is usually a photo-eye sensor with dust on the lens or a bracket that got bumped. A door that “forgets” how far to travel needs its limits reset, and on older openers that is often an inexpensive limit assembly. We’d rather tell you that on the phone and keep your number than sell you a job you didn’t need.
Why do garage doors fail faster in Lubbock?
Doors out here don’t wear out the way they do in Dallas or Houston. Four things in particular are hard on them, and all four are local.
The dust gets into everything
Lubbock averages about 18 inches of rain a year and roughly 19 mph of wind. That puts fine, abrasive grit into your tracks and rollers year-round. It’s the most common preventable failure we see. Steel rollers grind themselves out early and bearings go dry. If your door has gotten loud, that’s usually what it is — not the opener. Most of what blows in off the Caprock is caliche dust, which is sharper than ordinary sand and behaves more like a fine abrasive compound once it works into a roller bearing.
Springs get worked by the temperature swing
January mornings sit around 28°F. July afternoons run about 93°F. Steel expands and contracts through that while torsion springs are already under constant tension. It’s why so many springs let go on the first cool morning in the fall — the metal has been fatiguing all summer and the temperature drop is the last straw.
The wind is hard on wide doors
Lubbock picks up a haboob most years and a serious one about once a decade. The wall of dust on 17 October 2011 gusted to 75 mph. The one on 5 June 2019 hit 61 mph. A 16-foot double door is a big flat sail in that. What we see afterward is nearly always the same: a bent top section, a door bowing inward, rollers jumped out of the track. If you are replacing a wide door anywhere on the High Plains, ask what wind load the section is rated for rather than taking whatever the supplier has in stock.
Hail dents panels, and dented panels bind
Late spring and summer storms bring hail through the South Plains. A dented panel looks cosmetic so people leave it. The trouble is a deformed section doesn’t ride the track squarely, so it binds, then drags on the rollers and eventually the opener. If your door took hail, worth a look before it turns into a bigger repair — and it’s often an insurance claim rather than out of pocket.

Repair or replace?
The median house in Lubbock was built in 1984, so we see a lot of doors around forty years old. Sometimes the honest answer is the door has one more good repair in it, and sometimes it’s that you’ll be calling us again in six months. We’ll tell you which one you’re looking at. A forty-year-old door with a bent section, rusted hinges and a bad bottom seal is money better spent on a replacement. One that just needs springs and rollers is worth fixing.

A snapped torsion spring on a two-car door
You heard a bang from the garage like something heavy dropping, and now the door will not lift, or the opener strains and gives up halfway. Look at the steel bar above the opening: a broken torsion spring shows as a clean gap of an inch or two in the coil. A 16-foot double usually runs two springs and we replace both, because the second has done identical work and will follow within months. Leave the door down, keep vehicles out from under it, and stop pressing the button — the opener was never built to lift an unsprung door and you will burn the motor out on top of the spring. A door that reverses in the week after a dust storm
This one arrives in clusters, usually the week after a haboob or any hard blow off the Caprock. The door starts down, then runs straight back up. Nine times in ten it is the photo-eyes: caliche dust settled on the lenses, or a bracket knocked far enough out of line that the two eyes no longer see each other. A hail-dented panel that has started to bind
After a hail event the calls come in from across 79413, 79423 and 79424 at once. A dented section is not only a cosmetic problem: once the panel bows, the rollers bind in the track and the opener spends every cycle fighting it. Photograph the damage in good light before anything is touched, because this is usually an insurance claim rather than a repair bill, and the adjuster will want to see it as it fell. Texas licensing, plainly. Texas doesn’t issue a state licence for garage door repair, so anyone telling you they hold one is stretching it. What is required is a Class D licence from the Texas Department of Public Safety for installing, maintaining or repairing electronic access control devices and operators — and that includes residential and commercial garage door openers. My door reverses before it closes. What’s wrong?
Almost always the photo-eye sensors near the floor. Check that both little LEDs are on and steady, not blinking. In Lubbock it’s usually dust on the lens — wipe them with a dry cloth. If one is blinking, a bracket has been knocked out of alignment. That’s a five-minute fix and often not worth a service call.
Why did my spring break in the middle of the night when nobody was using the door?
Springs fail from metal fatigue, not from being under load at that moment. The overnight temperature drop is often the final trigger on a spring already at the end of its cycle life. It’s normal and it isn’t something you did.
Do I need to replace both springs if only one broke?
On a two-spring door, yes, and here’s why: both springs have been through the same number of cycles and the same weather. If one has failed, the other is close behind. Replacing one means paying a second service call within months. We’ll do just the one if you want, but we’ll tell you what we think first.
Can I fix a broken torsion spring myself?
We’d rather you didn’t. Torsion springs hold several hundred pounds of stored energy and need winding bars to release safely. Screwdrivers and rebar are how people end up in the emergency room at UMC. Rollers, sensor cleaning, lubrication and remote programming are all fine to do yourself.
Is hail damage to a garage door covered by insurance?
Often it is, under the homeowner’s policy, subject to your deductible. Photograph the panels in good light before anything is repaired. We can document what we find in writing for your adjuster.
How long should a garage door spring last in Lubbock?
Springs are rated in cycles rather than years — one cycle is one open and one close. A standard 10,000-cycle spring on a door used four times a day works out to roughly seven years. In practice we see them go sooner here, because the temperature swing and the dust are both hard on hardware.
What can I do to make my door last longer?
Two things, both free or close to it. Brush the grit out of your tracks a few times a year, especially after a dust storm. And lubricate the rollers, hinges and springs with a garage-door lubricant — not WD-40, which strips grease rather than adding it. In this climate that’s the difference between rollers lasting a few years and rollers lasting a decade.
