What we see on Lubbock rentals

Rental stock here skews older. The largest single cohort of Lubbock rental units was built in the 1970s, which means original hardware, extension springs on some doors, and openers well past their design life.

The most common turnover findings are worn rollers, dusty photo-eye sensors that stop the door closing, and travel limits that have drifted. All three are inexpensive, and all three generate a tenant complaint if they are left.

How fast can you turn a unit around between tenants?

Most door faults on a turnover are same-day or next-day: a spring, a roller set, a sensor realignment or an opener remote reprogramme. The jobs that take longer are panel replacements on older doors, where availability of the matching section dictates the timeline rather than we do. We will tell you which of the two you are looking at on the first call.

Can tenants call you directly?

Yes, with your authorisation, and we will still report back to you. It saves a round trip of messages when the tenant is the only person who can describe what the door is actually doing and the only one who can let a technician in.

What causes most rental door failures in Lubbock?

Neglected maintenance plus local grit, in that order. Rental doors cycle heavily, rarely get lubricated, and take the same caliche dust as every other door in the county. Rollers and springs account for the large majority of calls, and both are far cheaper to service on a schedule than to replace on an emergency.
